Pennsylvania Mechanic’s Liens must be filed within the strict deadline

  • Within 6 months of your last date of furnishing labor or materials (for most claimants; note stricter preliminary notice rules for subcontractors).
  • Note, if you did not contract directly for the property owner, you MUST serve a Notice of Intent at least 30 days prior to filing the lien. This reduces the time limit to nearly 4.5 months from the last date of service.

  • Special Rules for Larger Projects: On projects over $1.5 million where a Notice of Commencement is filed in the State Construction Notices Directory, a Notice of Furnishing may be required within 45 days of first furnishing.

  • Enforcement: Lawsuit within 2 years of filing the claim.
