Pennsylvania Mechanic’s Lien Laws & Deadlines

Pennsylvania Mechanic’s Liens must be filed within the strict deadline

Within 6 months of your last date of furnishing labor or materials (for most claimants; note stricter preliminary notice rules for subcontractors).
Note, if you did not contract directly for the property owner, you MUST serve a Notice of Intent at least 30 days prior to filing the lien. This reduces the time limit to nearly 4.5 months from the last date of service.
Special Rules for Larger Projects: On projects over $1.5 million where a Notice of Commencement is filed in the State Construction Notices Directory, a Notice of Furnishing may be required within 45 days of first furnishing.
Enforcement: Lawsuit within 2 years of filing the claim.
